Aug 25, 2009 -- Housing markets where it is cheaper to own than rent

MONEY-SAVING MOMENT: Business Week has compiled a list of cities where it is cheaper to own a home than to rent.

This is a major reversal from historical precedent. In the past, you had to own for a long time before it was considered a better decision -- from a strictly dollars and cents perspective -- than renting.

But because of the housing slump, below is a list of the markets where the opposite is now true.

1. Detroit
2. Pittsburgh
3. Rochester, N.Y.
4. Memphis
5. Tampa
6. Cleveland, Tenn.
7. Dayton, Ohio
8. Columbia, S.C.
9. Orlando
10. Dallas-Ft. Worth

    My son just got married and was looking at renting in the N.C. city where he is finishing up his last year of college. When he showed me on the Internet a picture of the house he was thinking of renting, I immediately thought it might be cheaper to buy. Sure enough, the house was for sale, and the mortgage was less than what they were asking in rent. We ended up purchasing a house in the area (a different one), but still got a very good deal...and if the kids decide to leave after school is finished, it will be very easy to rent for more than the mortgage (since it is a college town with limited rental options and high demand).

    Renting a 800 sq ft 3 bd/2ba sq ft trailer, $754/mo. Purchasing 2650 sq ft home 5bd/2ba $90K @ 5.5% with 0 down w/taxes,insurance $765/mo. Used $8,000 to fix windows and paint. Fico was only 614 and did a VA. Shop around and be more than patient until November when the credit expires. Budget a little extra for maintenence and repairs and use the internet to learn how to make some minor to moderate repairs yourself.
