Dec 11, 2008 -- New website to determine best mortgage rate for you

In his latest book Clark Smart Real Estate, Clark dedicated page after page to explaining the difficult process of figuring out if you have the best possible rate when you go for a mortgage or refinance.

The industry has made it particularly hard to comparison shop in this arena. But TransUnion's new website, TrueCredit.com, aims to level the playing field with a tool called the Mortgage Simulator.

For $10, you can buy a month of service that allows you to get a true indication of the rate you should get on a traditional 15 or 30-year fixed mortgage or refinance. TransUnion takes info such as the location of the house; the purchase price; the amount of your down-payment; your income; and your credit score into account.

Clark acknowledges that it's historically been tough to get the best deal. He's had lenders try to cheat him every which way in his real estate dealings.

Finally, mortgage rates are very favorable right now. You have real opportunity if you have a good credit score and want to refinance.

While at TrueCredit.com, you may see a pitch to pay $14.95 for your credit score and report. Don't fall for it! Remember that the only site for your free credit report is AnnualCreditReport.com. Quizzle.com and CreditKarma.com, meanwhile, both offer free non-FICO credit scores.

    I paid $9.95 for t4n days on 1/20/09;
    Now they charged me another $59 because I did not "cancel" within 30 days.

    I too wish I had read reviews before I wasted my $10 I also have excellent credit score and what a joke and disappointment, a waste of money and time. I tried to go back in and it appears they will rip you off for another $10 bucks. :(

    I wish I would have read the reviews before I wasted my $10! I have great credit, excellent equity in my home & the rates it quoted me are a JOKE! Clark, I'm so disappointed in you. You talked so highly of this product - and the product is worthless! Don't waste your money.
  • What a disappointment
    I head the show where Clark touted this site. Perhaps he should use products before he sells them online. I learned to not trust the snake-oil guys - even when they say they are out for the regular guy.
  • Tru Credit is True Disappointment
    This recommendation is a candidate for Clark Stinks. $9.95 wasted. Quoted a rate 1.5 to 2.25 over what I would expect based on local published rates. certainly NO help on gettig the best deal.

    Save ten bucks and put it towards your mortgage. I was quoted almost 6.79% and I have great credit with low debt ratios. Waste of money. First time I paid for something like that, and the last. Clark are you taking a cut of the $10?

    TrueCredit.com is total waste of time and money. I kept on getting server communication error. I am currently at 5.875% 30 yr fixed. This thing quoted me 6.85 for 30 yr fixed. Pardon my French but True Credit product for mortgage analysis is a piece of crap.
  • Credit Report / Credit Score
    I did recieve my credit report for free However was disapointed that I had to pay $8.00 to ger the actual Credit Score. What gives, seems a little misleading to me. If they are going to give you the report for free they should give the score as well.
  • Waste of Money
    Really disappointed, paid the 9.95 and was shown a rate 1.5 points higher than the quote I just got from the mortgage banker locally. Thought with the pressure on the rates, Fed Cut and 800 billion credit market infusion this site might give me ammo to negotiate a rate less than 5% with my local Mortgage Banker, it quoted me 6.80%

  • Refinancing While Credit is frozen
    I previously froze my credit on-line with Experien and Equifax. When I applied to refinance I temporarily unfroze my accounts. Equifax said the unfreeze would apply in 15 minutes. Experien stated 'it would take a few days'. After a full week my Mortgage broker could still not get to that account. And every time he does an access, my score drops a few points with the other companies!

    I have been trying four times to get my wifes and mine credit reports, everytime I get to the it says try again later. Could it be because I have filed for Bankruptcy, since the credit cards wouldn't help back in Feb.

    I went to the website and the first thing I see is Transunion wanting $9.95 to feed me their line of B.S.! Come on Clark, I thought you were on our side.
