Jan 06, 2004 -- Apartment vacancies at all time low

Clark has been a landlord for about 21 years, and he’s had a hard time collecting rent over the past few years. He’s also had trouble finding tenants. And it turns out that it’s no different for professionals that rent large apartment complexes. The job market, low mortgage rates and the declining need for apartments have all been factors. According to the Wall Street Journal, we now have the highest vacancy rate in apartments in the past 15 years. You have to go back to the 80s to find rents this good. As a result, landlords are increasingly desperate. So, if you are a tenant, you are able to drive a hard bargain. If you are renting an existing apartment, you have to go out and shop the market. You need to do your homework about what deals are out there, and you have to be willing to walk. The market place is so much in your favor. And, if you’re thinking about buying a home, now is also a good time. Even though interest rates have moved up some, they are still very favorable. And the monthly payment on a mortgage is still a couple hundred dollars cheaper than apartment rent. So, no matter what, there is a great opportunity out there in all areas.
