I have sold both of my homes now, and both within TWO weeks with using a flat fee MLS service. I paid $600 to the first one, but then found a cheaper one ($299) for the second house. I will NEVER again pay an agent $10,000 for something I can do myself, and usually end up doing myself anyway, because my houses are all at the low end: one was only $125k and the other was $250k, and agents have never done anything for me but stick a sign in my yard with flyers. It's not the sign that sells it; that just brings curious neighbors by to compare their house to yours. It's the MLS listing that sells it.
